Zambezi Country Estate at a glance
The Zambezi Country Estate is an upmarket residential security estate which forms part of Montana Tuine located in the greater Pretoria North. Developed in 2005, this 122.5 ha estate has become one of the most prestigious and sought-after developments in Pretoria. It was most definitely designed to keep the look and feel of the natural surrounds of the lowveld which starts on the outer edges of Pretoria North and stretches further out toward the Limpopo bushveld area.
The beautiful Zambezi Country Estate lies on a flat landscape with a total of 719 stands of which the greater number of stands have already been developed. The spectacularly green common areas offer residents gardens with interwoven walkways and dams, play parks, a sport field and a tennis court. Particularly unique about this landscape is that wide flood lines of drainage channels had to be installed which, at the same time, dictated the layout of the open spaces upon which wetlands were created on the saturated clay soils. This system, including weirs and ponds, has created the perfect habitats for amphibians, birds and small wildlife. Ultimately a bird-hide was established for residents to enjoy this special wetland system which lies at their very doorstep.

CLIMATE:
With the Magaliesberg Mountain range on its doorstep, Montana Tuine enjoys a certain amount of protection as well as some of the warmer temperatures found within the greater Pretoria North. It also has the advantage of a sub-tropical climate which allows for almost year-round natural growth including mostly lowveld grasses and trees such as the beautiful Acacia. In addition, gardens are so much easier to cultivate and keep going with such a temperate climate.
Summer days can be particularly hot but afternoon showers are the norm bringing evening temperatures down a little. Summer rainfall usually takes place between October and February while the winter months of, especially, July and August can be quite a bit drier. Winter mornings can be cold bringing with it the possibility of frost on the odd occasion, but as is typical in Tshwane, winter days become warmer toward the late morning and afternoons. This subtropical vegetation eases into lowveld even bushveld vegetation, and eventually leads to the Limpopo Province.

MAJOR ACCESS ROUTES:
The Zambezi Country Estate is located between Sefako Makgatho Drive and Bougainvillea Drive. Sefako Makgatlo Drive is the thoroughfare for Montana Tuine and runs through the neighbouring suburbs of Montana, Sinoville and Wonderboom. Montana Tuine is bordered by the N1 Highway to the east, with direct access to and from the highway via the N1 Zambezi Toll Plaza. Once on the N1, access to the N4 highway is also only a few minutes away which also takes one toward the centre of Pretoria.
